About Woodintole Property
Property experience and data engineering, checked against each other.
We are a UK property business. Our sourcing work is built on practical acquisition experience, supported by data engineering and artificial intelligence — with commercial decisions made and reviewed by people, not systems.
What we combine
Nine sources of knowledge, brought together.
No single dataset or team tells the full story of a property. Our methodology exists to bring the relevant ones together consistently.
01
Property experience
Practical knowledge of acquisition, refurbishment and letting, built through completed transactions.
02
Data engineering
Systems that collect, clean and connect property-related datasets so they can be assessed together.
03
Artificial intelligence
Models that assist with pattern recognition and prioritisation across large volumes of property data.
04
UK property datasets
Price history, transaction records and listing data covering the UK residential market.
05
Companies House information
Ownership, incorporation and directorship data used to understand who owns a property and how.
06
Geographic data
Location, transport and mapping information used to understand a property's setting.
07
Civic & demographic information
Local authority, population and housing need data used to assess suitability for social housing use.
08
Human verification
Every prioritised opportunity is checked by our team before any approach or decision is made.
09
Practical acquisition knowledge
Understanding of negotiation, refurbishment cost and letting risk drawn from completed deals.
Our position on AI
Assistance, not automation of the decision.
Artificial intelligence helps us process more property, company and local data than a manual research process could cover in the same time. It surfaces candidates, highlights patterns and helps prioritise where to look first.
It does not make acquisition decisions. Every property that reaches an investor introduction or a purchase decision has been reviewed by a member of our team, using the same judgement that any experienced property professional would apply.
A measured note
We would rather be accurate than impressive.
Our sourcing process improves the consistency and reach of property research. It does not remove the underlying risks of property investment, and it does not guarantee a particular outcome on any individual acquisition. We aim to describe what we do plainly, and to let our completed portfolio speak for the results.
